The buildings in the Old Center incite, attract, tempt; we stare at the facades trying to take in everything with our eyes and hope that a heavy door opens, a window with the curtain drawn to see, understand, discern the mystery of these merchant houses that make up the Old City. At number 27 is one of these, large and stylish enough to attract attention and give rise to curiosities. Its French-influenced facade features the typical first-floor wide wrought-iron balcony, floor-to-ceiling windows, and false balconies/balustrades on the second floor. The attic has elegant arched protective gables. The ground floor is a commercial space – traces of the bar can still be seen and echoes of recent laughters can be heard. It is a high space, about 92 square meters; an additional level was built on its side. On the upper floors there are rooms and bathrooms - on the 1st floor we find 6 rooms of 8-30 sqm and 5 bathrooms; the 2nd floor has 6 rooms with surfaces between 7 and 32 m plus 5 sanitary groups and passage spaces. The high and functional bridge measures 391 sq m. Each floor has its own individual cadastral number. The basement also adds ample space, the function of which remains to be explored through the lens of current regulations. There is also an inner courtyard. The apartments are accessed through a separate entrance from that of the commercial space. The building requires repair and renovation and can be converted into an apart-hotel, residential units or space for commercial and cultural activities. An old street of the city, Smârdan street appeared in the 17th century, being known a century later as "Uliţa Târgului din Năuntru", then in the 19th century as "The bridge that goes from the Old Court to the Şerban Vodă Inn", German or German Street It was called Smârdan after the war of independence. Not far from the property, at number 39, was the old Hotel Concordia in whose room 5 Alexandru Ioan's double election was decided on January 23, 1859. In the villa at number 27 we know that in 1927 Anette Horoviceanu was making haute couture creations parisiennes and in 1938 the Gla Company operated Trade ind. and the representative Electrical items, offices, Electro-Technical - Electrotechnical, enterprises; Romanian Technical Warehouse - Technical Offices, Company Flă. Ind. and Rep. Central heating. Sources: Photo: Tudor Prisecaru.

Four houses make a village. It may seem small but it doesn't take much to feel like you have a chance to build an universe. What would it be like to be able to create your world from scratch? To be a modern demiurge who juggles between urban and rural, between built and grown, who leaves the city behind and hangs his dreams on the eaves of an old house, at least from time to time! The Blue and Origins houses are over a century old; in their early lives they protected the sleep, smiles, and anxieties of families up North. In their new life they were relocated among the plum trees of a Vâlcea village, 25 km from Râmnicu Vâlcea and 87 km from Sibiu. They now master more than 14,000 square meters of land next to a barn that has become the hearth of the village. From a distance and especially from above the property has the appearance of the unsought rustic, with houses scattered on a land devoid of symmetrical plots, separated only by a path like a tree of life. In the shingles of the roofs, glass openings lazily open the eyelids; the porch is raised on river stones and its wood pillars bear beatiful slits and mysterious folk signs. On the outside, the eye meets an electrifying blue, but in the walls of the houses the heart feels the brick that keeps the heat of the oven that burned it and the calluses that smoothed the wood and tamed it on the walls of the rooms. Currently, the village receives guests who want peace and an opportunity to look at the mountains outside and the hustle and bustle inside themselves. The owners decorated the houses with great- grandma’s fabrics, antiques from the markets of France and pieces of furniture or decorations made by the hands of young artists or gray-haired artisans. The beds are comfortable, the showers have hot water and seasonal products from nearby Sibiu farmers arrive on the barn table (but the bread and cozonac are made at home). At the age of 150, Casa Amurg/ Dusk is going strong, as it can be seen from the oak wood fiber left visible in the living room. It has two bedrooms with a double bed, a bathroom with a shower, a generous living space on the ground floor and, of course, a wood-burning stove. Casa Zori de Zi/ Dawn reminded the current owners of "those chic grandmothers who always wear lipstick and earrings with precious stones, even when wearing a dressing gown." It is designed for a family with many children to fill it with laughter - a master bedroom and one with four single beds take care of that. The generous living room and its wood-burning stove on the ground floor are ready for stories. Because of its sobriety, the house Rădăcini/ Roots wears the colors of autumn; its massive wood pieces attest to its antiquity, its origins. There are two bedrooms here, both with double beds, and a wood-burning stove in the living room. The fourth house, called Origini/ Origins is the one that received the personal fabrics and decorations of the family, inherited from the grandparents. In the attic there are two bedrooms for four people and a bathroom with shower, and on the ground floor there is the living room with a wood stove. The heart of the village is the barn, the place where the wine in the glass invites meditations, and the Cozia montain peak asks to unfold stories. The table made of a single piece of wood gathers around it the villagers, and the stove requires books, tea and a cat (Juliet the fox also comes to the village in the summer to listen to stories). At present, the villagers are invited to take part in mowing, harvesting hay or picking plums when the time comes, making brandy, zacusca and jam or pickling vegetables. The beauty of this property lies in the flexibility it offers - it can be simultaneously home, investment, business and holiday home; it does not require a decision, a label, a waiver but only longing for nature and the simple life of yesteryear. At an only few minutes’ walk from Opera Square, on a quiet street in the old Cotroceni neighbourhood, there is this cozy villa, reminiscing of an idyllic Bucharest. The villa benefits from a land of 468 sqm and a usable area of 642 sqm, arranged in B+GF+1F+A. The large surfaces and the layout of the rooms ensure enough space for a large family. The building has 12 rooms and 8 bathrooms, of which two living rooms of 87 and 45 sqm (one on the ground floor and one on the attic), gym, sauna and cellar in the basement, two offices and five bedrooms. The villa was built in 2006, replacing the house of Regent Gheorghe Buzdugan, and reproduces the facade of the original construction. Unfortunately, this could not be saved, since it was in an advanced stage of degradation when purchased by the current owners. The original house appears in a few frames of a film with actor Grigore Vasiliu Birlic, where one may see the initial facade. Gheorghe Buzdugan (1867, Focșani-1929, Bucharest) was a Romanian politician and magistrate, honorary member of the Romanian Academy since May 28, 1929. He contributed in retaining the monarchic institution of Romania during the dynastic crisis, as High Regent. In 1924, he was elected president of the High Court of Cassation and Justice, and from the beginning of 1926 he was part of the Regency which took over the prerogatives of the head of state if His Majesty Ferdinand I would pass away, before Prince Michael I, officially appointed as successor to the Throne of Romania, come of age. The High Regents entered in office on July 20, 1927, immediately after the King's death. Gheorghe Buzdugan passed away on October 7, 1929, at the age of 62, when he was still a member of the Regency. One of the most exclusive neighbourhoods of Bucharest, Cotroceni is one of the few that remained intact, despite the communist systematization of the Capital. In the 17th century, the area was the estate of ruler Șerban Cantacuzino. In the 19th century, along with the modernization of Dâmboviţa river and the elevation of Cotroceni Palace (following the plans of architect Paul Gottereau), the area was transformed. The development continued with the construction of important objectives such as the Palace of the Faculty of Medicine (1902) or the Military Academy (1937), which brought as tenants of the district renowned intellectuals, most of them teachers, doctors and artists: Carol Davila, Emil Racoviță, Eugen Lovinescu, Ion Barbu, Ion Minulescu, Oscar Han, Șerban Cioculescu or Vladimir Streinu. The villa is in close proximity to the objectives of the area: the churches of Saint Old Elefterie (18th century) and Saint New Elefterie (1930s), the National Opera, Eroilor Park. In1687 the Treaty of Blaj was signed, a document through which the Habsburg Empire required a number of 12 cities in Transylvania to provide shelter to its troops during the winter. The moment represented the beginning of the Austrian incursion in Transylvania. As for Cluj, the medieval fortifications of the city were considered outdated, with inadequate accommodation possibilities for the empire's soldiers. As a result, it was decided to build a new fortress, on Cetățuia Hill, a strategic location due to the panoramic view over the old city center. The construction of the fortress began in 1715 and was completed after approximately 20 years. The citadel was used as a prison for 200 years and many people were imprisoned and killed here. Amongst them was the Saxon pastor, Stephan Ludwig Roth, executed on March 11th, 1849. Roth was an important figure of the Romanian Revolution from 1848. He was a humanist thinker, historian and teacher who supported the idea that the Romanian language should become the official language in Transylvania. One of the main access roads to the Fortress was the Wiener Tor, built in 1734, which was rehabilitated following investments of about one million euros. The renovation of the old gates was completed in 2019, and the building is treasured by its inclusion in the tourist and commercial circuit of Cluj-Napoca.

16 Bedroom Villa

Bucharest, București

Apartments situated on the 1st Floor and Attic of the Villa of the Musician ”Ion Voicu”, located at the entrace of Ioanid Park. The property is part of the famous Ioanid urban lotting, named after the bookseller and publisher who, in 1856, bought and drained a swampy land known in the city as Breslea Garden, from the great aga Docci Babeanu. The garden is also mentioned in the novel "Ciocoii vechi si noi". The land became a park afterwards and went through modern urban planning works in 1909-1910 to soon emerge as the center of a neighborhood of elegant villas belonging to the elite of the time. The western character of French parks and English squares is easily seen, as the model followed was Monceau Park from Paris. Of course, the interiour of the houses also followed the typical western style, the halls being dedicated to musical, literary and artistic events. The eclectic architecture with French influences in the area is also preserved in the appearance of the villa at no. 4, designed by Ernest Doneaud. The architect is a French born, naturalized in Romania, graduate of the École des Beaux-Arts in Paris. He signed the plans of some of the most beautiful buildings in Bucharest. The facade is structured on three vertical lines formed by the alignment of the window openings. On the ground floor, first floor and attic, they are placed one above the other: the large round one in the style of a basket handle on the ground floor extends its decorative elements of the anchorage to below the balcony of the straight from the first floor, their wealth supporting it and the wrought iron balustrade that outlines a coat of arms in the center. The attic window, generous in surface, is topped by a light pediment with medallion, and Renaissance decorative elements perfectly integrated between the denticles under the roof. Seen from afar, from the street, the building is reminiscent of a chic Parisian residence with its tin roof and elegant attic. The fence takes elements of the facade in cement and wrought iron and together with the wooden shutters completes the chapter of distinction. Two apartments are offered for sale: the one located on the 1st floor, with an interiour area of 220.65 sq m and a total area of 243.22 sqm, and the attic, with an interiour area of 195.39 sqm and a total area of 213.10 sqm. On the 1st floor, the space is divided into 7 private rooms, 2 crossing rooms, vestibule, storage room, 3 bathrooms, kitchen and 5 balconies. The attic apartment has a living room and a lounge, 10 private rooms, 2 bathrooms and 2 kitchens, pantry, storage room, and an entrance hall. The villa's first owner was Aspasia Danescu, who built a house on a plot of land bought from Carlo della Torre. The Crețu family acquired the property in the interwar period. One of their daughters, Mrs. Madeleine Voicu, will later become the wife of the musician Ion Voicu, both owners of the house at the time. In 2003, a statue of musician Ion Voicu was unveiled in Ioanid Park, made by the artist Ion Irimescu.

4 Bedroom Villa

Geoagiu de Sus, Romania
US$1,276,200

6308 Sqft 4 6

Bordered by the river and the forest, the property is perfectly insulated from the fertile lands of the area - a belt of trees jealously embraces the land and protects it from prying eyes. Seen from above, by the birds of the sky, the property appears as a small cheerful area on with a cute little house on it. The ribbon of chess-like tiles meanders through the bodies of houses and guides the gaze to the perfectly mowed lawn that borders it. The main body, called the chalet, has a hochoparter which is reached by a wooden staircase that continues as a balcony surrounding the building on one side. On the ground floor there is the kitchen; upstairs and in the attic there are three bedrooms; the matrimonial one, generous and bright, enjoys a fireplace in the soothing colors of the sand. The rooms have ceilings entirely covered with wood or are crossed by decorative beams that integrate the space in nature. Another body houses a lounge equipped with sofas, a table for 12 people, a fireplace, a kitchen and a bathroom, thus being the hospitable host for elegant events. In addition to the recreational options, there is a 60 sqm indoor swimming pool, heated by air and water pumps. Also here there are a sauna, bathrooms and locker room, a technical room and, upstairs, a guest bedroom with bathroom. Heating is done with heat pumps; the water comes from a well drilled at 40m depth with a flow rate of 4 m3 / h, which practically offers the possibility of bottling water if so desired. The 9000sqm plot allowed the arrangement of a 25x10 m pond between sandstone edges, an organic vegetable greenhouse and a playground with a swing complex and other challenges for the little ones. Geoagiu de Sus is a quiet village with a once episcopal church, founded by a lord of Wallachia with fiefs in southern Transylvania - Radu cel Mare, Neagoe Basarab or Radu de la Afumați, as historian Nicolae Iorga believes. Today, the 18th century mural painting shows post-Brâncovenesc features. Cluj Airport is about 60 km away, which provides quick and easy access while Alba Iulia is only 23 km away and brings a wealth of shopping options, restaurants and cultural activities. photo Florin Pepene

In a Bucharest of high hopes, fueled by the end of the First World War, Dr. Ion Moscu was constructing his house, on a land bought from the Catargi family. Doctor Ion Moscu was a leading personality of the time, being the first Romanian doctor trained in Paris, doctor of the Patriarch of Romania and of the Royal House. The architectural plans of his house were made by the famous architect Gh. Simotta, who sketched a splendid Neo-Romanian style building. Gheorghe Simotta (1891-1979) was born into a family of Aromanians from the mountains of Macedonia and took refuge with his family in Romania after graduating high school. He attended the Superior School of Architecture under the guidance of masters Petre Antonescu and Ermil Pangratti. His more than 120 projects are from the inter-war period and are mostly found in Bucharest: the Patriarchal Residence, Darvari Hermitage, Gomoiu Hospital and numerous private villas, collective dwellings and funerary monuments in Bellu cemetery. His early style is based on Neo-Romanian elements, to which are gradually added modernist, Art Deco, Balkan resonances or influences of Byzantine decorative art. The restrictions imposed by the communist regime made him abandon his design activity and serve for 30 years as a professor at the Faculty of Architecture in Bucharest. After a meticulous rehabilitation, modernization and restoration project that lasted about three years, Moscu's building in the heart of the Capital became a veritable boutique hotel. The downtown location and architectural value imposed the concept of boutique hotel. Currently, it has ten rooms with generous surfaces (25-40 sqm) and a 90 sqm apartment, some of them equipped with balcony or loggia. Each room is furnished differently, according to the history and architecture of the building. The furniture in classic style is complemented by pieces with styles from different eras: Ludovic XV, Art Nouveau, Biedermeier or Empire. For the finishing of the precious interiors, solid wood, "Versailles" parquet and marble were used. Moscu's building represents the opportunity to own an architectural jewel in the center of "Little Paris", signed by a famous architect, who already functions successfully as a luxury hotel, with loyal guests and a specialized team, well trained to offer an impeccable service for notable clients. Built according to the plans of the architect Paul Smarandescu, one of the most famous and prolific Romanian architects, the Ionescu-Clejani villa is one of the architectural jewels that preserve in our memory the beauty of the historical buildings of interwar Bucharest. Paul Smarandescu is the author of over 100 private house and villa projects between 1907-1940, characterized as the architect who best defined the Neo-Romanian style, which he personalized over the course of his creation with various influences inspired by mansions boyars. Named after the landowner Gheorghe D. Ionescu-Clejani, its first owner, the villa was built in 1916 under the supervision of the engineer Mihail Hartel, on a 678 sqm plot of land in the immediate vicinity of Lascar Catargiu boulevard, on the corner, at the intersection of two streets, in an area with private residences and embassies. The villa itself is an architectural landmark of one of the most prolific periods from an aesthetic point of view and surprises with a rich decoration of friezes that extends on all sides, both at the windows and at the doors, by the floral braids of great delicacy that it gives the building a noble, fairytale air. The noble aspect of the house continues inside, with the marble staircase at the main entrance, then the carved wooden interior staircase, the walls and ceilings loaded with a multitude of elaborate friezes, the ceramic stoves with capitals, the paneling in the hall and the drawing room main. The building covers an area of 1,300 sq m, has a height regime of Sb+Gf+1F+A and is composed of 20 rooms, 7 bathrooms, garage and various storage spaces. In addition, it has an elevator that serves the building between the mezzanine and the first floor, used for luggage storage, which can be converted into a modern elevator for people. The free courtyard, with car and pedestrian access on both sides, is arranged in front of the villa and offers the possibility of parking at least 5 cars. Being located on the corner, with generous sides on both streets, there is the possibility of parking several cars on the street. In addition to the special architectural style, another important element of attraction of this property is its exceptional location. The villa, former embassy headquarters, is located in an ultra-central area, in the vicinity of the oldest boulevard in the Capital, but at a sufficient distance, away from the specific noise of car traffic on the boulevard. In a very good state of conservation, it awaits its new owner with dignity, who will restore it to its value, restoring its Belle Epoque splendor. Photo: Gabriel Ghizdavu
